| Roland T. Chua is Vice President of Asset Management for the North Dallas suburban holdings of YPI and has 19 years in commercial real estate. He handles 11 office buildings with a combined leasable area of 3,500,000 square feet. Since joining YPI, the North Dallas holdings under Mr. Chua’s efforts finalized 204 new, renewal and expansion leases covering almost 851,000 square feet. On the operations side and after implementing cost savings initiatives and operational efficiencies through power conservation and renegotiating service contracts from janitorial and security costs, building operating costs were reduced by 10 to 12 percent in 2009. In addition, Mr. Chua is responsible for property tax administration and appeals for Younan’s nationwide portfolio. Through very aggressive tax appeals efforts, property value assessment for tax year 2007 and 2008 were reduced by $241.5 million and $223 million respectively, resulting in the reduction of property tax liabilities by an average of $6.7 million and generated property tax refunds totaling over $5 million for both years. He has experience in all phases of real estate asset management with P&L responsibility in office, retail and industrial leasing, property tax appeals, litigated rent collections, lender compliance, budgets and variances to due diligence in acquisitions and dispositions. Prior to joining YPI, Mr. Chua worked for Regis Realty in Dallas for over 10 years where he served as Vice President of Asset Management and also handled property tax administration of a 350 property portfolio consisting of office, retail, industrial warehouse, apartment and land with a combined market value of over $3.5 billion. From 1993 to 1997, he served as Vice President of Leasing for Micronesia Mall in Guam, USA, and finalized numerous leases with major retailers such as Calvin Klein, Denny’s, Foot Locker and Payless Shoes. From 1989 to 1993, he was an asset manager for NationsBank (Bank of America) in Dallas. He is a graduate of the University of San Carlos, Philippines with a BSBA in Management and Economics. |
