HOUSTON PROPERTY MANAGER

Responsibilities
•    Supervision/training of on-site personnel, including hiring, guidance, and performance reviews.  
•    Set up and maintenance of tenant lease files and preparation of lease abstracts.
•    Preparation of correspondence to tenants regarding rents, etc.  
•    Review and/or preparation of annual budgets, including approval of property budgets.
•    Collection of rents and other tenant receivables in accordance with leases.  
•    Preparation of annual CAM and Tax reconciliations.  
•    Review and approval of property accounts payable.  
•    Review of monthly financial reports and review/preparation of variance reports.
•    Recommend and monitor legal proceedings including depositions and court appearances.
•    Inspections of properties and recommendations for improvements and repairs.  
•    Ensure all work orders are approved and delegated to appropriate personnel, including coordinating the moves of tenants in and out of the building.
•    Oversight of tenant improvements, environmental issues and other major improvement projects.  
•    Working knowledge of each market area and competition.  
•    Implementation of corporate policies and procedures.  
•    Interaction with community leaders and public officials.  
•    Assist leasing agent in the marketing or properties to prospective purchasers and/or tenants.  
•    Perform management takeover of new properties in order to ensure a smooth transition.  
•    Cash application utilizing procedures established by accounting.
•    Establish and maintain vendor/contractor relations.  
•    Interact with accounting department and other management and asset management/ownership personnel.  
•    Process and follow-up on insurance claims for property damage and/or liability.  
•    Assist in due diligence of prospective property purchases.  
•    Special projects as assigned.

Preferred Requirements
College degree with emphasis in finance, management or real estate
A minimum of five years at the Assistant Property Manager or Property Manager level
Excellent written and verbal communication
Exceptional time management and organizational skills
Proficient computer skills including Excel, Word
Familiar with Yardi Voyager (accounting system)
Licensed real estate salesperson or broker  
CPM designee or candidate  
Industry related certifications/designations
